Seminole Isle condos and town homes market update year end 2011
As of January 1st 2012 we are happy to report, that 19 condos and town homes in Seminole Isle have sold in 2011! That is great news for Seminole Isle and an encouraging sign for our overall market.
Another great sign is, that inventory is extremely low. As of January 1, 2011 there was just ONE active listing in Seminole Isle. Within the first week and a half 2 more listings got listed. Both of them 1,700 sq ft condos in 7296 Marathon Drive. Unit 502 and unit 402. Both priced identical. One is a bank owned unit, the other one a regular sale.
This underlines our previous statements, that there are plenty of “regular” sellers out there, that are realistic, motivated and understand market value.

The most interesting Row for a lot of buyers is the “SP/LP Ratio”. This row shows the percentag of the asking price to the price the Seminole Isle townhome or condo has sold for. Almost all buyers are asking the same question. “What is the percentage between list price and sold price”.
In the case for Seminole Isle townhomes and condos, this number looks very good and is a very encouraging sign of the improving market.
To complete the update for Seminole Isle we have 8 condos and townhomes that are still under contract and have not yet closed. These pending listings will already make a great impact for 2012. We will keep you posted on those listings in our first quarter update for Seminole Isle early April.
