Seminole Isle real estate market report YTD

As a home owner in Seminole Isle the last part of the statistics are most important to you. With the active, under contract and pending units we can only see what the seller is asking for it, not what he will actually get. With the sold listing we see the “real” numbers and these numbers do not lie.

Out of the 9 townhomes that were sold this year already, the highest sales price for a townhome in Seminole Isle this year was $217,000 the lowest was $175,000

Three 2100 square feet units sold in Seminole Isle, Lowest price was $250,000 and highest price was $ 275,000

Three 1700 square feet units sold with the highest price being $190,000 and the lowest $170,000

Two 1500 square foot units sold for $160,000 and $165,000

Out of all the 31 listing there are 21 “distressed” properties, meaning either foreclosure or Short Sales. There was a time a few years ago were people would argue that “my condo is worth more because it is not a distressed sale.

Well, yes a buyer is willing to pay a little bit more for a regular sale but we are talking a few thousand dollar not tens and tens of thousand dollars more. Nobody knows if we have reach bottom yet and nobody has a crystal ball but I believe that the Seminole Isle prices will balance out over the next few month.

The $1500 sf, units will most likely be around  $150,000 the 1700 sf units at $170,000, the 2100 sf, units at $270,000 and the townhomes around $200,000

I know, these numbers are not pretty when you probably paid twice as much a few years ago but I really believe that Seminole Isle is a beautiful subdivision and that it has a huge potential for prices increasing faster than any other association once the real estate market in general starts turning around.

    Those numbers for all of the condos and townhomes in Seminole Isle that actually did sell, are very helpful in establishing the todays market value for future sellers in Seminole. Of course, when listing you condo or townhome in Seminole Isle another important factor in determine the value is the condition of the unit as well as the location within the subdivision. Nevertheless, this will give anybody thinking about listing their condo or townhouse in Seminole Isle a pretty good idea.

    As always, You are absolutly right. Every floor has a different view and people pay extra for higher floors.
